Georgia Project

Small and Stylish!

LifeSTYLED directed this project that involved a full renovation on a very small (720 sq ft) bungalow.  This house was an estate and had not been updated since it was built in the 1940s.  The house was stripped to allow for a return to its original good bones.  Wood floors were found under wall to wall carpet.  Tile was put in kitchen and bath.  New fixtures were put into place.  New roof, plumbing and electric rounded out the big items.

The kitchen was gutted and the wall removed between the kitchen and too small dining room to open the space up, to great final effect.  Custom cabinets and counters, stainless appliances and a new front loader compact washer and dryer neatly hidden in the new breakfast bar updated the home splendidly.

Modern neutral colors and the preservation of original details both inside and out made this a house that brought a great price and has a happy new owner!

  • Facade: Before and After

    • Georgia Avenue Project Facade Before

This home read unloved.  The use of color and deleting dated design items made this house into a home.

    • The historic color palette, fresh roof, and updated fixtures make this a cozy cottage that sold fast!

This set of pictures shows how using the right colors can change the entire feel of the house.  From unloved to lovely, this cottage turned out beautifully.

  • Kitchen:  From Ugly to Stylish!

    • Kitchen Before

Orange formica, faux wood tile, dark and dirty, this kitchen needed a FULL makover.

    • Kitchen After

Wall removed, custom tile, compact front load washer and dryer, new stainless appliances, and counters, tin backsplah, lovely!

Kitchens are the heart of the home and this house was a perfect example of how the right choices can bring out the best, even in a small space.  Removing a wall, creating a breakfast bar and laundry center made the house modern and efficient (there was no space for the washer/dryer elsewhere in the house)

  • Kitchen After

    • Breakfast bar (front left) hides compact Whirlpool front loader washer and dryer.

    • .This view shows the new ceramic floors and custom Kraftmaid cabinetry

The kitchen, with the removal of the dining room wall, was the largest investment.  *NOTE*  The installation of the tin backsplash had started here and was the complete backsplash, a great design punch for a small investment.

  • Bathroom:  Stylish update!

    • Bathroom Before

Original bathroom needed a full update as this small cottage only had one bathroom.

    • Bathroom After

While not completely finished, this picture will give an idea as to the tile and fixture choices made.

Design Note:  By using 12x12 Taupe tile and more modern oil rubbed bronze fixtures the bathroom instantly became more modern in feel.  Matching the medicine cabinet and light fixtures with the faucets pulled it all together.

  • Panelling and Shag Carpet Oh My!

    • Dining Room to Living Room

The panelling and thick shag carpet were the first to go!

    • Beautiful Oak flooring was found under the carpet and neutral paint and high gloss white trim finish the look!

These pictures illustrate that a return to original in this home was the best way to tackle the project....look at the trim and floors!  Original windows were kept to preserve integrity.

LifeSTYLED Tip

When working with a small home like this it is crucial to plan out space utilization before the project starts (as with the laundry center in this home).

LifeSTYLED was able to put a laundry center in a custom enclosure under the breakfast bar which worked out well and was a major selling point in such a small home (720 sq ft)

A shed was also added in the rear yard where none had existed previously.  LifeSTYLED recommends "Honest ED the Amish Shed Man"
